Pre-Listing Inspection

Having an inspection completed in advance of a home sale allows the seller to identify and address any issues that could prevent or delay the sale of the home. It helps the seller avoid being caught off guard by problems that may arise during a buyer’s inspection, and affords him the opportunity to save time and money by completing necessary repairs in advance of selling.

A pre-listing inspection report brings more buyers to the table, creating a better negotiating environment for both sellers and buyers. New Construction Inspection

In a new home, the quality of construction can vary from job site to job site. Whether you are buying a new home in a subdivision from a large recognized builder, or custom home built by a small independent contractor, things can get overlooked and missed in the building process.

Homes are constructed by many different subcontractors and their employees. Each of them working on a different system of the home, with little or no regard to the other systems of the home. With all these separate activities occurring at the same time, it is nearly impossible for the builder to carefully check all phases of construction. Even the best builders can miss something in the process.

It is true, that homes do get inspected dozens of times by municipal building inspectors as part of the permit process. However, the job of the municipal building inspector is to check for compliance with applicable building codes, and not quality of craftsmanship. Even though most municipal building inspectors are doing their best, factors beyond their control prevent these inspections from being enough.

When construction is nearly complete on your new home, it may be a good idea to bring in a third-party inspector to provide an unbiased opinion of the property. We’ll arrive prior to the builder’s final walkthrough to look for signs of defective materials, unsafe construction, or anything that was simply missed by the builders up to the point of the inspection.
